San Diego’s weather looks perfect on a postcard — and it mostly is. But that same year-round sun, coastal humidity, and salt air that makes the city so livable can be surprisingly hard on exterior paint. If you’ve ever seen a house go from fresh-painted to chalky and peeling in just a couple years, the wrong paint choice is usually the culprit.
Here’s what we’ve learned painting hundreds of homes and commercial properties across San Diego County.
The San Diego Climate Challenge
Most people think a mild climate means easy on paint. Not quite. San Diego’s exterior paint has to handle:
- UV radiation — 300+ sunny days a year fades and degrades paint faster than almost anywhere else in the US
- Salt air — especially within a few miles of the coast, salt accelerates corrosion and paint breakdown
- Moisture swings — morning marine layer followed by dry afternoon heat causes expansion and contraction that cracks cheap paint
- Occasional heavy rain — winter storms test how well paint is sealed against water intrusion
What to Look for in Exterior Paint for San Diego
When we’re spec’ing paint for a San Diego exterior, here’s what matters most:
1. 100% Acrylic Latex
Acrylic latex expands and contracts with temperature changes without cracking. It’s also more resistant to mildew and easier to clean than oil-based alternatives. For San Diego, this is the baseline — don’t settle for anything less.
2. High Titanium Dioxide Content
Titanium dioxide is what gives paint its UV-blocking power. Higher-quality paints have more of it. Cheaper paints skimp here, which is why they fade so fast under the San Diego sun. This is one of the biggest differences between a $30 and a $60 gallon of paint.
3. Mildew Resistance
The marine layer keeps coastal San Diego damp most mornings. Look for paints with built-in mildewcide, particularly if your property is west of the 5.
4. Elastomeric or Flexible Formulas for Stucco
San Diego has a lot of stucco — and stucco cracks. Elastomeric paints are flexible enough to bridge hairline cracks and keep water out. If your home is stucco, this is worth the upgrade.
Our Go-To Brands for San Diego Exteriors
We’ve tested a lot of paint over the years. The brands we consistently go back to for exterior work in San Diego are Sherwin-Williams Emerald Exterior and Duration, and Benjamin Moore Aura Exterior. Both hold color, resist UV degradation, and hold up well against coastal conditions.
For stucco specifically, we often spec Sherwin-Williams Conflex or Elastomeric Coating — it bridges cracks and provides a waterproof barrier that regular paint can’t match.
The Prep Work Matters as Much as the Paint
Even the best paint fails if the surface isn’t ready. Proper exterior prep in San Diego means pressure washing to remove salt residue and chalking, scraping and sanding any loose or peeling paint, priming bare wood or patched stucco, and caulking gaps and cracks before paint ever touches the surface.
We see a lot of paint failures that trace directly back to skipped prep. It’s not glamorous, but it’s where the longevity of any exterior paint job is really won or lost.
